Room type linkage provides an efficient way to price multiple room types simultaneously using fixed pricing offsets from a base room type. This method is particularly useful for properties with many room types requiring consistent pricing relationships.

Configure room type linkage values

Follow the steps below to configure room type linkage values.

  1. Go to Rate Management.

  2. Go to Rate Overwrite.

  3. Click on a room type to open the modal.

  4. Navigate to Setup Linked Room Type tab.

  5. Click Add New Room Linkage button.

  6. Choose the base room type from the dropdown.

  7. Enter start date in the from field.

  8. Enter end date in the to field.

  9. Check the days of the week if pricing varies.

  10. Configure pricing offsets for each additional room type using percentage or dollar amounts:

    • Zero-value ('0'): Applies base room rate exactly.

    • Dollar amount: Adds or subtracts fixed amount (+$50, -$25).

    • Percentage: Calculates based on base rate percentage (+10%, -15%).

    • Empty (NULL): Maintains existing pricing and is not affected when linked room values are applied, useful for unique rooms.

  11. Click to Add.

⚠️Important: Changing linkage setup alone doesn't update existing rates. You must apply linked values when entering pricing.


Enter rate overwrite with room linkage – Multi room or single rate overwrite

Use this method outlined below to change rates for multiple room types using the same rate code.

  1. Go to Rate Management.

  2. Select Rate Overwrite.

  3. Choose your view option:

    1. View by room type for room-focused management.

    2. View by date for date-focused management.

  4. Click the room type or date hyperlink to open the modal window.

  5. Navigate to Multi-Room/Single Rate tab.

  6. Select category from dropdown menu to filter the rates.

  7. Select rate code from dropdown menu.

  8. Enter start date in the from field.

  9. Enter end date in the to field.

  10. Check appropriate days of the week boxes if pricing varies.

  11. Enter rate values for the base room type only.

  12. Select Apply Linked Values button.

  13. System auto-calculates derived rates for all linked room types.

    • The modal will not populate these values and you will see a success message across the top of the screen.

  14. Click Update to save and view all the rooms for the rate on the main screen.


Enter rate overwrite with room linkage - Single Room/Multi-Rate overwrite

Use this method outlined below to change rates for multiple rate codes using the same room type.

  1. Go to Rate Management.

  2. Select Rate Overwrite.

  3. Choose your view option:

    1. View by room type for room-focused management.

    2. View by date for date-focused management.

  4. Click the room type or date hyperlink to open the modal window.

  5. Navigate to Single Room/Multi-Rate tab.

  6. Select category from dropdown menu to filter the rates.

  7. Select the base room type from the dropdown menu.

  8. Enter start date in the from field.

  9. Enter end date in the to field.

  10. Check appropriate days of the week boxes if pricing varies.

  11. Select input linked values as only the base room was selected.

  12. Select Apply Linked Values button.

  13. Click Update to save and view each rate and room type as filtered on the main screen.
